A tough site
The site’s shape, its context—between commercial and single-family homes—and planning requirements posed challenges. Through iterative design, the solution presented a townhouse appearance from the street, a raised main floor for water issues, and a scale suited to both seniors’ housing, defining an urban street corner despite an awkwardly shaped lot. Privacy screens and balconies introduce rhythm and visual interest along the residential boulevard leading to amenities.
